The DVS Development Planning Division offers comprehensive knowledge of city regulations and processes to help you save the most time and money on your development project.  We provide the following services: 

Property Assessment Report Package
Includes site inspection, findings, and recommendations:
  •   Zoning Report (i.e., Allowable uses and development restrictions)- $500 per property;
  •   Valuation Report (i.e., The estimated value of your property)- $500 per property;
  •   Investment Report (i.e., The estimated profit/loss on your investment)- $500 per property;
  •   Property History Report (i.e., The building and permit records)- $500 per property.
  $500 per property per report or any two free as part of your real estate transaction. 

Feasibility Studies
Determine the options for your development project and your estimated cost and revenue on each option.  Includes site inspection, Zoning Report, Property History Report, Investment Report including cost/revenue analysis, conceptual drawings, and bids on projects from architects, engineers, and contractors.
        
Entitlements
Project Management, Zoning Determinations, Plan Review, and/or Focused Support on any of the following projects:
  • Major and Minor Subdivision (Tentative Map & Tentative Parcel Map and Final Map and Parcel Map) 
  • Boundary and Lot Adjustment
  • Planned Development Permit
  • Conditional Use Permit 
  • Minor Use Permit 
  • Business License
  • Variance and Modifications 
  • Zoning and Municipal Code Amendment 
  • General Plan and Specific Plan Amendment
  • Jurisdiction Compliance
  • Code Enforcement Compliance

Construction Management
Produce bids for projects, draft contracts for legal review, draft cost estimates, and oversee development, budget, and financing.  

Sell or Lease
Market and advertise and broker the sale or lease of your new development.

Staging Report
Have a marketing professional provide you with a detailed home analysis and recommendations to properly stage your property prior to listing.  
          $500 per property or free as part of your real estate transaction
